Cincinnati Business Courier: Fourth Race Project Back on Track

A three-year-old plan to build a new apartment complex and garage in a key corner of downtown Cincinnati is back on track after years of delays, political saber-rattling, review and revision.

Later this summer, the Cincinnati Center City Development Corp. will demolish Pogue’s Garage at Fourth and Race streets and begin building a new garage, the podium for a $106 million, 225-apartment luxury tower to be built and owned by Indianapolis-based Flaherty Collins Properties. Demolition will take three to five months with construction of the 14-story building expected to begin by the end of the year.

The project will activate a sector of downtown that has some residential presence already with apartment and condo buildings on the west side of Fourth and Fifth streets, and, just as important, add much-needed supply to a Cincinnati housing market with pent-up demand.

“That’s a lot of bodies introduced to a part of town that straddles between Fountain Square and (west) Fourth Street where there is residential. There’s sort of a gap there, and this fills it in pretty well,” said Adam Gelter, 3CDC’s executive vice president for development. “Fourth Street in general, especially as you come east, is one of the better streets in town from an urban feel, but it isn’t tremendously active, particularly at night. The tenants on the first floor and the people above will bring a little bit more life to the street.”

Jim Crossin . Flaherty Collins Properties vice president for development, said the company is happy with how plans for Fourth and Race turned out.

“We think the project will be a great success,” Crossin said. “3CDC — they operate a lot of parking facilities. They’ll also take care of the loan and lease of the ground-floor retail, which is in their area of expertise. Our business is multifamily development. It works out great that they’re doing those two portions of the project.”

The company was not fazed by the long process of dealing with a change in city administration and shifting priorities.

“Almost everything we do is a public-private partnership. The public side of most of our deals usually involves the local municipality,’’ Crossin said. “We like them because in the end, it’s usually an opportunity to develop a special project downtown where projects aren’t easy to get done. It takes often working through the political process to get it done.”

Like other recent, brand-new downtown apartment projects, nearly half of the building will be a parking garage. 3CDC will build seven stories – first-floor commercial space, plus six floors containing 700 parking spaces – and Flaherty Collins Properties will build seven stories of apartments on top of that. Some parking will be reserved for residents while other spaces will replace those lost in the demolition of Pogue’s Garage.

The apartment tower will be C-shaped with an amenity deck on the eighth floor that includes a grilling area and resort-style outdoor pool.

Crossin said hiding the parking garage is an important architectural feature of the building. Atlanta-based Preston Partnerships, which designed the second phase of the Banks, will design the building, while Turner Construction will manage the construction.

“There’s screening on the garage to mask that it’s a parking garage,” Crossin said. “We wanted it to not look like a residential building sitting on top of a garage. We wanted a cohesive design that fits into the context of downtown.”

Flaherty Collins Properties aimed for a ratio of 1.1 to 1.2 parking spaces per unit. Asked whether he believes additional downtown apartment towers will need as much parking in the future, Crossin said that while the streetcar could reduce parking needs, “We’re still in the Midwest where you may need to use your car less, but everybody needs a car.”

If residents become less dependent on their cars, Crossin said, the parking spaces could be used by others.

“If you add more jobs downtown, which definitely seems to be going in a positive direction, those people will need places to park.”

The project is “addition by subtraction,” Gelter said. It gets rid of a hideous parking garage that empties via ramps on city streets. 3CDC expects to open the new garage before the overall project is complete, as it did with the 84.51 center at Sixth and Race streets.

“If nothing went back, it would be better than it is today,” Gelter said.

First-floor retail also was key.

“As we build around the country doing urban mixed-use, our residents – the No. 1 thing they want is a walkable, urban environment,” Crossin said. We wanted to have street-level retail space that serves as an amenity to residents.”

Flaherty Collins Properties has developed 50 properties and 8,000 units, with many of their projects in Indiana.

The project will inject several hundred new residents in an area of downtown with a lot of longtime retailers, such as Koch Sporting Goods and Bromwell’s. Both developers and government leaders view downtown as having more demand than supply, with Downtown Cincinnati Inc. reporting an occupancy rate of 97 percent for residential units in 2015.

Even as Flaherty Collins Properties worked through the Fourth and Race deal, it considered other Cincinnati projects. It has talked to some downtown parking lot owners who other developers have reported have been reluctant to sell or join developments as equity partners.

“We’re getting a subsidy from the city. The land is being contributed also,” Crossin said. “If it were Joe Smith with a parking lot that’s very valuable land worth several million bucks, it doesn’t work. If rents can continue to rise, we’ll reach a point where those deals do work without any help. I think the city’s hope is that they’re priming the pump.”

Flaherty Collins Properties plans to keep looking for other projects.

“We think Cincinnati’s a fantastic market downtown,” Crossin said. “We think there’s more demand (downtown) than there are new high-end projects currently.”

How Does Alexa Track Traffic Do They Really Have a Grasp of Your Traffic?

There is a lot of misinformation floating around the Internet in regards to how Alexa tracks traffic, how Alexa rankings work and how they impact your SEO rankings (or don t). I want to add some clarity to this situation so within this upcoming thread I am going to be walking you through Alexa, how it works, and help you decide whether or not it serves any importance towards your online campaigns and success.

So if you are ready, I am going to get right into the inner workings of Alexa.

How do Alexa Rankings Work?

Alexa rankings display several metrics. These include Alexa traffic rank, Traffic Rank in US, Sites Linking in, and, within their charts, you can see the different fields that you can graph out your website history (see example chart below)

BIG QUESTION: But where does Alexa get their data from and is it reliable?

Alexa gets their rankings from the Alexa Toolbar, which people install into their browsers and it basically tracks their activity around the Internet, the websites they visit, and how often they visit.

This is where they get most of their data from, so they really do have a minute set of data to work with as only a small fraction of people actually have the Alexa toolbar installed (guestimates say around 15-20 million downloads many of these no longer active), with a good deal of these being people that are Internet marketers who want to track their Alexa rankings.

Along with that, they claim to get data from other unknown sources as well (yeah ).

Another concern is the fact that the toolbar is considered to be adware by MacAfee while Symantec another major anti-virus program considers the toolbar trackware because of the nature of how it works (it tracks and stores all of your web activities). If you have it installed, you can best bet that all of your activities are being tracked and the data you are using it for really is deemed quite useless, because it is not real traffic data.

How to Increase Your Alexa Ranking?

If you wanted to game Alexa, it is actually quite easy (I will get to that).

But first, the most obvious way would be to get more website traffic to increase your Alexa rankings right?

Wrong. More traffic does not equate to higher traffic rankings in Alexa. In fact, in late 2012 I personally ran some tests and comparisons between two completely independent websites just for peace of mind and to validate all of my assumptions about Alexa over the years (that it was more of a gag site than anything).

In my test, Website A was getting 20,000+ unique visitors per day, and Website B was getting just over 1,000+ uniques per day. In other words Website A was getting 20 times the traffic of Website B, yet the Alexa rank had Website B getting double the traffic within their reporting.

Completely bogus. Alexa ranking data is completely bogus. The obvious, but ineffective way to get higher Alexa rankings would be to get more traffic to your website but this is simply not the case. The correct way to get higher Alexa rankings is to get more people to visit your website that have the Alexa toolbar installed.

I am not going to go into details, but based on my first point there are very few data triggers that Alexa has to work off of that are not publicly available. They have no access to ACTUAL website data (only the owner of a website has access to actual traffic stats).

The traffic data they use is based on their toolbar, so naturally the more people that visit your site that have the toolbar installed will improve your Alexa rank (hint, hint).

How to Check Alexa Rank?

Many of you are probably wondering where to go to find out your Alexa rank. You can actually do this directly through their website, or you can install their adware toolbar (not recommended).

Track network traffic

Again, take your ranking with a grain of salt. It won t benefit you in any way knowing your Alexa, nor will it be a sound indicator of how your website ranks compared to others out there. The reason. They DO NOT have this data!

If you are interested in finding out where your website ranks in Google, an important metric when determining your SEO effectiveness there are tools that can scan Google s search results and tell you where you are ranked (what page you are on) under specific keywords.

If you want to find out what page you are ranked on in Google, I recommend that you use Jaaxy.com for this.

Alexa Ranking Package, Is it Worth It?

On the Alexa website you will notice there are many different services they are attempting to sell you. You will see something similar to this within the Alexa sidebar when you are on their site

Track network traffic

I also have personally tried these services (Get Certified Metrics) for testing purposes and can honestly tell you that you are buying into an empty offer.

The Get Certified Metrics is a service where you have to pay to give Alexa your accurate data. Shouldn t they be paying you for this? You will see absolutely no value from doing this and if you are even remotely interested in taking advantage of this, please do save your money.

Does Alexa Rank Have Anything to Do With SEO?

Recently it appears that many folks have been vastly misinformed as to how Alexa works and what the purpose of Alexa is. There are folks going around the Internet touting an Alexa score as some sort of indicator as to how well a website ranks in Google or how it reflects website success.

However, Alexa rank has no correlation to SEO or how well a site gets indexed. So if someone tells you that Alexa means something and tout it as a reason to join their service, you may want to head the other way.

Secondly, Alexa offers Web Analytics toolkits for $149 per month. This service is a complete redundancy if you have Google Analytics (which is free) and in fact, the Alexa Advanced Plan will offer you inferior data to that you can get with Analytics and Webmaster Tools, both free services offer by Google.

Track network traffic

So Alexa will not efficiently or accurately track your traffic and they will not be able to serve as any sort of indicator in respect to SEO. If you want to get SEO help, the best thing you can do is to learn about it yourself and there are services out there that can help you out with this. One way to organize your leads is by lifecycle stage. Are they a prospect, lead, opportunity, or customer? Your company may have different lifecycle stages, but it s important to identify your leads to where they are in your sales and marketing funnel.

Another way to organize your leads is through your qualifications. Is this lead unqualified, marketing qualified, or is it a sales qualified opportunity? Your qualifications should go hand in hand with your lifecycle stages or they should be exactly the same.

Lastly you can organize it by basic segmentation through demographic data, company sizes, industry, etc. Organizing by segmentation shouldn t be the main way you structure things to better track your leads, instead coupling with your qualifications can help to provide insight into what leads are the most qualified for your business.

Sales tracking software allows your team to be more efficient. At any point in time, management has the visibility to know which stage each lead is in, how long leads have been in the pipeline, and who is working on each lead. And each individual member of the sales team is able to quickly share information and provide updates.

Like other recent, brand-new downtown apartment projects, nearly half of the building will be a parking garage. 3CDC will build seven stories – first-floor commercial space, plus six floors containing 700 parking spaces – and Flaherty Collins Properties will build seven stories of apartments on top of that. Some parking will be reserved for residents while other spaces will replace those lost in the demolition of Pogue’s Garage.

The apartment tower will be C-shaped with an amenity deck on the eighth floor that includes a grilling area and resort-style outdoor pool.

Crossin said hiding the parking garage is an important architectural feature of the building. Atlanta-based Preston Partnerships, which designed the second phase of the Banks, will design the building, while Turner Construction will manage the construction.

“There’s screening on the garage to mask that it’s a parking garage,” Crossin said. “We wanted it to not look like a residential building sitting on top of a garage. We wanted a cohesive design that fits into the context of downtown.”

Flaherty Collins Properties aimed for a ratio of 1.1 to 1.2 parking spaces per unit. Asked whether he believes additional downtown apartment towers will need as much parking in the future, Crossin said that while the streetcar could reduce parking needs, “We’re still in the Midwest where you may need to use your car less, but everybody needs a car.”

If residents become less dependent on their cars, Crossin said, the parking spaces could be used by others.

“If you add more jobs downtown, which definitely seems to be going in a positive direction, those people will need places to park.”

The project is “addition by subtraction,” Gelter said. It gets rid of a hideous parking garage that empties via ramps on city streets. 3CDC expects to open the new garage before the overall project is complete, as it did with the 84.51 center at Sixth and Race streets.

“If nothing went back, it would be better than it is today,” Gelter said.

First-floor retail also was key.

“As we build around the country doing urban mixed-use, our residents – the No. 1 thing they want is a walkable, urban environment,” Crossin said. We wanted to have street-level retail space that serves as an amenity to residents.”

Flaherty Collins Properties has developed 50 properties and 8,000 units, with many of their projects in Indiana.

The project will inject several hundred new residents in an area of downtown with a lot of longtime retailers, such as Koch Sporting Goods and Bromwell’s. Both developers and government leaders view downtown as having more demand than supply, with Downtown Cincinnati Inc. reporting an occupancy rate of 97 percent for residential units in 2015.

Even as Flaherty Collins Properties worked through the Fourth and Race deal, it considered other Cincinnati projects. It has talked to some downtown parking lot owners who other developers have reported have been reluctant to sell or join developments as equity partners.

“We’re getting a subsidy from the city. The land is being contributed also,” Crossin said. “If it were Joe Smith with a parking lot that’s very valuable land worth several million bucks, it doesn’t work. If rents can continue to rise, we’ll reach a point where those deals do work without any help. I think the city’s hope is that they’re priming the pump.”

Flaherty Collins Properties plans to keep looking for other projects.

“We think Cincinnati’s a fantastic market downtown,” Crossin said. “We think there’s more demand (downtown) than there are new high-end projects currently.”

Cincinnati Business Courier: Fourth Race Project Back on Track

A three-year-old plan to build a new apartment complex and garage in a key corner of downtown Cincinnati is back on track after years of delays, political saber-rattling, review and revision.

Later this summer, the Cincinnati Center City Development Corp. will demolish Pogue’s Garage at Fourth and Race streets and begin building a new garage, the podium for a $106 million, 225-apartment luxury tower to be built and owned by Indianapolis-based Flaherty Collins Properties. Demolition will take three to five months with construction of the 14-story building expected to begin by the end of the year.

The project will activate a sector of downtown that has some residential presence already with apartment and condo buildings on the west side of Fourth and Fifth streets, and, just as important, add much-needed supply to a Cincinnati housing market with pent-up demand.

“That’s a lot of bodies introduced to a part of town that straddles between Fountain Square and (west) Fourth Street where there is residential. There’s sort of a gap there, and this fills it in pretty well,” said Adam Gelter, 3CDC’s executive vice president for development. “Fourth Street in general, especially as you come east, is one of the better streets in town from an urban feel, but it isn’t tremendously active, particularly at night. The tenants on the first floor and the people above will bring a little bit more life to the street.”

Jim Crossin . Flaherty Collins Properties vice president for development, said the company is happy with how plans for Fourth and Race turned out.

“We think the project will be a great success,” Crossin said. “3CDC — they operate a lot of parking facilities. They’ll also take care of the loan and lease of the ground-floor retail, which is in their area of expertise. Our business is multifamily development. It works out great that they’re doing those two portions of the project.”

The company was not fazed by the long process of dealing with a change in city administration and shifting priorities.

“Almost everything we do is a public-private partnership. The public side of most of our deals usually involves the local municipality,’’ Crossin said. “We like them because in the end, it’s usually an opportunity to develop a special project downtown where projects aren’t easy to get done. It takes often working through the political process to get it done.”
