It will provide a completely sophisticated, sensual, yet casual dining and/or coffeehouse experience for the many Atlantans and visitors who frequent the city’s casual dining spots and entertainment venues. It will be an affordable venture for patrons, one that will encourage them to return on many occasions. The menu will feature hearty fare of the type that is frequently out of the reach of the typical young professional. out of reach because time frequently prevents her/him from cooking hearty meals like those featured on our menu.

    Finally, and quite significantly, The Watertower will provide a much needed neighborhood-based retail food operation that is currently unavailable to the southern end of Atlanta’s Old Fourth Ward neighborhood. Not only is it projected that the business will generate 21 new jobs, the partnership responsible for creating The Watertower will generate additional revenue specifically dedicated to assisting the Historic District Development Corporation in its efforts to bring affordable housing, new jobs, and commercial activity to the Old Fourth Ward.

  • Product quality: Food, coffee-based beverages, and entertainment are our products. They must be of the high quality and value.

    First priority is to establish a basic web presence through the creation of a website and social media accounts. The website will consist of a home page, plus up to 4 additional pages (one for each of 3 service areas, and a contact page if required). The website template will be flexible for future expansion, and will be the first step in establishing consistent brand styles.

    Also included in construction of the website is a Content Management System. This will allow the Client to update page content using a simple word processing-style interface, without requiring knowledge of advanced web code.

    Hosting, Email, and Domain Name

    Phase 1 is quoted in this estimate.

    Phase 2: Content and Newsletter

    After the website is up and running, there is an opportunity to build and engage an audience by expanding website content to include frequently updated editorial content. This could include:

    The website will require setup of a hosting account, which provides the servers where the website will live in addition to email accounts. A domain name may also need to be purchased if that has not been done yet. Setup of the hosting account and installation of the website by the Designer is included in the estimate. However, initial and ongoing subscription fees for hosting services will be billed by the hosting vendor directly to the Client.

    • Book summaries and reviews

    For the sake of economy and flexibility in posting different types of article, it is recommended a blog system be used for free content.

    A template for a regular email newsletter can be set up in a bulk emailing service such as Constant Contact or MailChimp. Past newsletters may be archived on the website.

    Phase 3: Online Sales and Client Area

    To generate revenue, an ecommerce system can be installed on the website to sell documents and products. The ecommerce system should be able to handle one-time sales using a shopping cart system, plus the capability for subscription-based access to a restricted area of the site.

    Clients could also be granted free access to premium products as an added value. The ecommerce system will also be able to handle discounts and coupon codes.

    A client communication and document repository can be created. A separate area will be created for each client, with access restricted to authorized individuals only.

    Phase 3 is currently speculative and can be estimated when project scope is better defined.

    Phase 4: Multimedia, Advertising and SEO

    Content offerings can be expanded with video and audio content. Designer does not offer multimedia production services, but can refer the Client to production resources, as well as set up services for hosting and promoting the content. Multimedia may be offered free, or sold by subscription or pay-per-view.

    Options for online and traditional media advertising and marketing can be explored.

    Search Engine Optimization (SEO)

    Though the website will be built for maximum compatibility with search engines such as Google and Bing, there is an opportunity for advanced Search Engine Optimization to fine-tune content and site structure for better search exposure. Designer does not offer SEO services, but can refer the Client to SEO resources and will work with these sources to effect any required website changes.

    Phase 4 is currently speculative and can be estimated when project scope is better defined.

    Web Design and Development Estimate

    This document is an estimate only and does not represent a binding agreement between the Client and Designer. A contract will be provided upon acceptance of this estimate.

    Final text and custom photography will be supplied by the Client. The Designer does not provide copywriting, editing or photography services.

    Deliverables requested for a same-day turnaround will be subject to a 100% rush fee.

    This estimate covers design and construction of the website through the launch phase. It does not include ongoing maintenance of the website, which is a service the Designer does not provide. The Designer may assist the client in finding a resource for ongoing website maintenance.

    Additional Cost Allowances

    Additional services or alterations outside the scope of the contract will be quoted as needed at a base rate of $75/hour, with a 1/2 hour minimum. The Designer may also provide estimates for the following additional services if they are required for completion of the project:

    • Recurring fees for website hosting and email services.

    • Purchase of specific fonts.

    • Purchase of specific photography.

    • Purchase of specific software.

    • Purchase of specific third party services.

The Deshpande family has been serving the Long Island area with a car repair business and property development /management for over 30 years. Mark will be leveraging the incredible good will and brand recognition of the Deshpande family name to quickly gain market penetration.

    Soapy Rides will be providing customers with three services: exterior car washing. interior cleaning, and detailing. Soapy Rides has no true competitors that are trying to offer a high quality service for a reasonable rate. Most are trying to compete on price alone. Soapy Rides’ ability to provide a high quality service, both in regards to the actual washing as well as customer service is all based on their ability to find the best employees. Hiring the best employees is cost effective because it decreases HR costs associated with turnover and other employee costs. Hiring the best employees and making sure that they are well taken care of ensures that they in turn take care of the customers. Study after study proves that a happy employee is far more likely to provide the highest level of customer service compared to an employee who is not happy and feels that they are being taken advantage of.

    Soapy Rides will target three main groups of customers: individual car owner and leasers, car dealerships, and local businesses. The surrounding area is quite affluent, 40% of the residents earn over $70,000 a year. Consequently, they have nice cars and want them to look nice. There are five different car dealerships within a three-mile radius which will require car washing services for the various fleets. Lastly, there are many different local businesses that have company cars and that require clean appearances.

    The strength of Mark’s experience and his family’s name equity and assistance is Soapy Rides’ competitive edge as well as a significant asset. Mark has been involved in the family’s car repair business for the last ten years. He has worked his way through the organization and has been the manager for the last five years overseeing operations of $1.2 million annually. Before the family venture, Mark received his MBA from Cornell University. With 30 years invested in the community, the Deshpande family name has generated significant value as a fair, active member of the community.     Auto Paradise is a dynamic start-up company that will provide exceptional car care services to the members of the San Angelo community. Quality services that exceed expectations will establish Auto Paradise as the premiere car wash service in San Angelo, Texas. It will provide that following products and services to the local community:

    1. Two Laser Automatic “touch-free and spot-free” car wash bays
    2. Four “self-serve” bays
    3. Vacuum and car wash vending services
    4. Reverse osmosis drinking water.

    Auto Paradise will establish its first location one lot from the intersection of Avenue N and Byrant Avenue, which are two of the busiest streets in San Angelo. The lot faces Avenue N and will be accessible from two sides. The ATM and RO dispensers will be accessible from a side road and will not interfere with the car wash traffic.

    The facility will have two automatic car wash bays, four self-serve bays and an equipment room/office in the middle of the bays. It will also have four high powered vacuum islands (eight total vacuums), vending area, and an ATM/RO water area.

    2.1 Company Ownership

    Mr. Lewallen will create Auto Paradise as a Texas C corporation based in Tom Green County. Mr. and Mrs. Lewallen will be the majority owners (80%) with principal investors owning the remaining 20%. As of this writing, it has not yet been chartered and Mr. Lewallen is still considering alternatives.

    2.2 Start-up Summary

    Total projected start-up expenses (including construction, equipment, land, landscaping and related start-up expenses) come to $934,100. The start-up costs are to be financed by direct owner investment and long term financing.

    A. Investment Options. Auto Paradise will open approximately 90 days after securing financing. Mr. Lewallen is offering several ways to invest in Auto Paradise:

    1. Company stock: Mr. Lewallen is offering 20% of company stock to investors. Auto Paradise is offering 1% of company stock for $7,500. Capital will help establish the first Auto Paradise location and provide “head start” on the second location. Auto Paradise plans to distribute $2,500 per 1% share each of the first three years.
    2. Secured Investment: Mr. Lewallen is offering a guaranteed 10% return for a three year investment. Mr. Lewallen is willing to secure these investments with personal assets/investments.

    B. Financing. The SBA loan that Mr. Lewallen will secure from the SBA is structured to ensure Auto Paradise’s success during the early months of operation. The $740,400 loan includes two elements designed to help build operating capital. First, the loan includes a 10% ($69,000) construction contingency that will convert to operating capital if the construction costs are consistent with the estimate. It also includes 9 months of interim interest which will defer the long-term mortgage payment for 9 months (6 months of operation).

    C. Land. Auto Paradise is in the process of securing a lot near (one lot from corner) the intersection of Bryant Ave. and Avenue N, which are two of the busiest streets in San Angelo. The lot will be 165′ along Avenue N and 175′ deep. The purchase is pending the results of a phase I environmental inspection, which is expected to produce favorable results.

    D. Construction. Getting a firm construction bid is the next step in the process after securing the initial investors. The architect plans and an actual bid will be the last elements necessary to secure bank financing. The estimates included are from previous projects and are considered generous (on the high-side). The estimated $390,000 includes total construction costs for two automatic and four self-serve bays, parking lot, signage, landscaping and architect fees.

    E. Construction Contingency. The 10% construction contingency will cover any unexpected expenses or shortfalls. This may be re-negotiated as a “line of credit” in order to reduce the amount of the loan.

    F. Equipment. Washing Equipment of Texas (WET) has provided a detailed estimate for the purchase and installation of the equipment for two automatic bays, four self-serve bays, four vacuum islands (eight vacuums) and a reverse osmosis water dispenser. WET, which is located in San Angelo, will also provide all maintenance and repair services.

    Introduction
    Golden Valley Real Estate, LLC (GVRE) is a start-up company in the Tucson area. It is the mission of GVRE to provide real estate services in the newly established Golden Valley Retirement Community, located to the Northwest of scenic Tucson, Arizona. GVRE is a full service real estate, mortgage, and title company.

    The Company
    GVRE will be a limited liability partnership registered in the state of Delaware for tax purposes. Its founder is Mrs. Susan Egan, a former agent for RE/MAX real estate company, where she worked for 23 years.

    The company plans to be leveraged through private investment and a limited number of loans. The company expects to begin offering its services in June.

    The company’s main clients will be retirement age couples looking for a community that can offer significant services for their age group and income levels. Since Mrs. Egan is within this demographic group and knows and understands this market’s needs, she believes that she can appeal to such clients far more than most other competitors.

    The Services
    GVRE offers comprehensive real estate, mortgage and title services to our diverse clients. With Quadrant Homes, Inc. as our sponsor in the newly finished Golden Valley Retirement Community, we will have a premier position as the dominant seller of these new homes, condos, and retirement apartments. In addition we will offer a full range of services to facilitate the purchasing and selling of real estate including the following:

    • Home search database.
    • Moving consulting, quotes, planning, etc.
    • Mortgage consulting and loan preapproval.
    • Community information.
    • Title transfer.
    • Obtaining a comparative market analysis for potential sellers.
    • Appraising.
    • Property preparation.

    The Market
    The retirement industry has been steadily growing over the past twenty years. The percentage of the U.S. population over the age of 55 is at an all time high of 21% and is growing at an average rate of 3% each year. In certain parts of the country like the American Southwest, which has a high concentration of retirement communities, the growth rate is about 8%. This percentage is also expected to grow as the first of the “baby boomer” generation begins to reach retirement age in the next decade. It is estimated by the U.S. Census Bureau that the retirement industry, that includes homes, medical facilities, specialty equipment, retirement entertainment services, etc. accounts for 4.8 billion dollars each year.

    Financial Considerations
    Start-up expenses and funding required are modest. They include expenses and the rest in cash needed to support operations until revenues reach an acceptable level. Most of the company’s liabilities will come from outside private investors and management investment, however, we have current borrowing from Bank of America Commercial Investments, the principal to be paid off in two years. A long-term loan through Valley National Bank will be paid off in ten years.

    The company expects to reach profitability in the first year and does not anticipate any serious cash flow problems. We conservatively believe that during the first three years, average profitability per month per segment will be adequate. We expect that about one sale per month will guarantee a break-even point.

    The three year goals for Golden Valley Real Estate (GVRE) are the following:

    • Achieve break-even by year two.
    • Finalize and then expand our contract with Quadrant Homes, Inc. to broker real estate property in the Golden Valley area.
    • Establish minimum 95% customer satisfaction rate to establish long-term relationships with our clients and create word-of-mouth marketing.
